Ring in the Savings: How to Lower Your Rent During the Holidays

During the holidays, there is usually less demand for rental units because people are busy with celebrations and travel.

Landlords who want to fill their properties before the new year may be more open to negotiations.

In fact, research from Zillow reports that a record-setting two out of five rental listings offered some kind of discount or incentive in December 2024, such as reduced rent, a free month’s rent, or waived fees.

These concessions are becoming more common, so don’t miss out!
 

Steps to Prepare for Rent Negotiation


1. Research Local Rental Prices

Before you talk to your landlord, look up rents for similar homes in your neighborhood using online tools like Zillow. Write down the prices, amenities, and any discounts you find, especially for properties that have been available for a while.

This helps build your case by showing what other rentals are offering.

2. Show You Are a Reliable Tenant

Landlords appreciate tenants who pay rent on time and take good care of their property. If you have a history as a responsible renter, collect references or written statements from past landlords or employers explaining your reliability.

You can also share photos that show you’ve kept your current apartment in good shape. Demonstrating stability is especially important during the holidays, as many landlords prefer to avoid the hassle of finding new renters during this busy time.

3. Maintain a Good Credit Score

A strong credit score makes landlords more confident that you’ll pay rent on time. If yours is low or you’re new to renting, ask someone with a good score to cosign your lease until you build your own credit.

4. Offer a Longer Lease

Since winter is a slower time for rentals, suggest signing an 18- or 24-month lease. This gives landlords peace of mind and saves them from having to search for another tenant while demand is low.

You can also offer to have your lease end during the summer, when it’s easier for landlords to find new renters.

5. Provide Additional Value

If a rent reduction isn’t possible, ask about other perks—like free parking, waived amenity fees, or a utility credit. Some landlords may also be interested in help with yard work or basic maintenance in exchange for a lower rent.

These extra benefits can add up to significant savings.
 

How to Start the Conversation


Timing is everything. Start negotiations early—ideally several weeks before your lease renewal. Winter gives you an advantage, since landlords are more eager to fill units and may be willing to offer concessions.
